3 Hidden Signs Your Florida Flat Roof Has a Leak

Commercial roof leaks in Florida aren't always as obvious as a puddle on the warehouse floor. Because flat roof systems—like TPO, PVC, or modified bitumen—are designed to be multi-layered, water often gets trapped between the membrane and the structural deck long before it drips into your office.
For Florida property managers, identifying these subtle signs in early spring is key to maintaining the building’s value and avoiding expensive interior remediation.
1. Unexplained Spikes in Energy Bills If your cooling costs are rising even though the weather is mild, your roof insulation might be compromised. When water enters a flat roof system, it saturates the insulation boards. Once these boards are wet, they lose their R-value (their ability to resist heat). This turns your roof into a heat conductor rather than a shield, forcing your AC units to run constantly to keep up with the Florida sun.
2. Musty Odors and Interior Humidity Florida’s humidity is high year-round, but a persistent musty smell often points to moisture trapped beneath the roof membrane. If your office feels "heavy" or damp, it may be due to water vapor migrating downward. This environment is the perfect breeding ground for mold and mildew within the ceiling plenum, which can become a health and safety liability for your tenants or employees.
3. Bubbles or Blisters on the Surface During your March walk-through, look for "blistering." This happens when air or moisture gets trapped between the layers of the roof or between the membrane and the substrate. As the intense Florida sun heats the roof, that trapped moisture turns to vapor and expands, stretching the membrane. These blisters are fragile; walking on them or hitting them with debris can cause them to pop, creating an immediate entry point for the next rainstorm.
Don't wait for a ceiling collapse to take action. If you notice these signs, contact a professional roofing contractor to conduct a moisture survey and assess the damage.
